line-height: 150%;">星城翠珑湾小区第二届业主委员会（以下简称业委会）自2024年8月成立以来，一直竭力服务于全体业主，基于小区</span><span style="font-size: 14px; font-family: 宋体, SimSun;"><span style="line-height: 150%;">已成立业委会，同时物业服务合同已到期。</span><span style="line-height: 150%; color: black;">根据《广东省物业管理条例》第二十二条业主表决面积及人数的计算规则，</span><span style="line-height: 150%;">翠珑湾一二期</span><span style="line-height: 150%; color: black;">专有部分面积（包括住宅、办公楼、商铺）192719.94平方米，人数1626户。</span><span style="line-height: 150%;">根据法律法规及政府指导性文件的规定，我们须召开业主大会决定是否续签现物业服务企业，经过业委会委员讨论决定，计划召开星城翠珑湾小区业主大会，表决以下事项：<br/></span>议题一：是否续聘现有物业企业<br/>1、是否同意续聘东莞市万科物业服务有限公司；<br/>议题二：修订《议事规则》<br/>2、是否同意授权业主委员会公共收益2万元及以下支出，由业委会的二分之一以上业委会成员同意后，用于小区公共设施设备更新改造；超过2万元及以上支出，需征求全体业主意见；<br/>3、业主委员会成员人数由13人修改为7人，增加2名候补委员；任期从3年修改为5年；<br/>议题三：业主共用部位改造<br/>4、是否同意一期11栋儿童娱乐区旁边草坪（约150平方米区域，绿化长期遭到破坏）硬化为娱乐区；<br/>5、是否同意一期二期水池改造成娱乐区，改造费用由公共收益支出</span></span></p></p><p style="white-space: normal;
