font-family: 宋体; font-size: 16px; line-height: 1.75em; text-indent: 2em;"><p> 根据《中华人民共和国民法典》、《东莞市物业管理条例》、以及《华建半岛豪庭小区业主大会议事规则》的有关规定，经业委会讨论，现定于2025年5月18日星期日召开半岛豪庭第二次业主大会“。本物业管理区域内业主人数票权数为 1035 人，建筑物总面积票权数为118820.91平方米。会议相关内容说明如下，请各位业主积极参与。</p><p> 根据现行的《议事规则》, 本小区的共有收益需要召开业主大会表决才可使用，现有规则没有给予业委会一定的工作经费审批授权，对一些涉及业主共同利益的事项处理上没有授权业委会相应的处理权限，导致业委会在实际开展工作过程中遇到较多困难和阻碍，具体如下：</p><p><span style="text-wrap: wrap;"> </span>没有授权任何额度的业委会工作经费，业委会目前工作开展所需经费全部来自一批热心业主的爱心赞助（截止目前余额已经所剩无几）以及委员个人自付费；</p><p><span style="text-wrap: wrap;"> </span>没有授权业委会就日常的公共设施维修维护、更新等进行审批，截至大会发起之日业委会因审批权限问题暂未接管共有收益，仍由物业公司代管（业委会接管了却没有审批权限，可能导致重大紧急的公共维修事项因流程及审批问题而迟滞或停摆）；</p><p><span style="text-wrap: wrap;"> </span>没有授权业委会对侵占全体业主共有权益和共有收益的行为进行司法诉讼的限权，对侵权行为业委会难以直接介入处理及追责；</p><p><span style="text-wrap: wrap;"> </span>基于维持业委会正常运作并合理合法履行职责的需要，提出对现行《议事规则》进行修改。</p><p><br/></p></p><p style="white-space: normal;
