<br/>
1. 拟提交《物业服务合同（草案）》及其附加合同内容，就续聘/选聘物业服务合同的议题进行表决；<br/>
<br/>
2. 拟提交用共有收益对部分区域进行升级改造，总预算约为110.9万元(具体按招标结果)其中约 95 万元预算将用于兰溪谷和香樟林的电梯加装空调，约15.9万元预算将用于别墅区凉亭及后山的升级改造的（详见附件：关于议题2的说明和具体施方案：）。以上如表决通过，将授权业委会根据相关制度进行竞价或公开招标采购及支付相关费用；<br/>
<br/>
3. 拟提交用共有收益按7：3的出资比例与物业公司共同对小区以下三个路段进行维修并翻新路面沥青的议题进行表决。（A段：别墅区运动会所前后路段路面破损严重；B段：兰溪谷地下车库入口至地下车库出口路段路面破损较为严重；C段：兰溪谷地下车库出口至505出口路段有5处出现开裂及下陷；三段路需维修及翻新面积约为3880平方米，总预算约为80.3万元（具体按公开招标结果），共有收益将支付70%约56.21万元）。如表决通过，将授权业委会根据相关制度进行竞价或公开招标采购及支付相关费用；<br/>
<br/>
4. 拟提交小区共有收益出资参与政府协调好的五方出资方案对小区垃圾中转站进行升级改造的议题进行表决。（项目总预算约116万元，小区共有收益约出资30.33万元，地产约出资30.33万元，物业约出资30.33万元，幼儿园约出资10万元，依湖轩约出资15万元）。如表决通过，业委会将授权物业和地产根据相关制度进行竞价公开招标采购、建设及支付相关费用;<br/>

5. 拟提交对《业委会财务制度》进行补充完善，增加为应对“当出现紧急情况(如自然灾害、疫情等)、或涉及大项工程紧急抢修（如道路坍塌、大面积爆水管等）以及召开业主大会使用资金时，经业委会三分之二以上委员同意可使用资金额度为10万以内(含10万元)，资金使用必须向社区及房管所报备，听取社区及房管所指导意见并向全体业主公告和在市住建局官网进行公示”的议题进行表决；<br/>

投票将分两个阶段进行：<br/>

1. 本次表决电子投票时间早于线下投票站纸质投票时间以提高投票效率、节约资源。<br/>
<br/>
2. 手机电子投票时间为：2025年7月18日9：00至2025年08月25日23：59 分，全天 24小时可投票。<br/>
<br/>
3. 线下纸质投票时间为：2025年8月16日10：00至2025年8月25日18：00。<br/>
