font-family: 宋体; line-height: 1.75em; text-indent: 2em;"></p><p><span style="text-wrap: nowrap;">因2-4期外围商铺前停车位经常被外来车辆占用，且存在较多周边从事二手车经营商家的二手车长期占用停车位，导致小区业户、商户停车困难和商铺外围停车混乱情形。为优化2-4外围商铺前停车资源配置，有效杜绝外来二手车（“僵尸车”）占用停车位资源，提升车位的有效利用率和流动性，缓解停车供需矛盾，现计划对星城国际花园2-4期外围商铺前停车场增设停车收费管理设施围蔽并实施停车服务收费。</span></p><p><span style="text-wrap: nowrap;">收费标准</span><br></p><p><span style="text-wrap: nowrap;">1、业主/租户/商户车辆，每户/铺（按产权单位数量计，凭房产证、行驶证登记）限一个车牌12小时内免费，超出12小时的按每2小时加1元，无封顶费用；每户/铺若有多辆车进入收费区域，超出以上优惠车数量的车辆，按外来车辆收费标准缴费。</span><br></p><p><span style="text-wrap: nowrap;">2、外来车辆按1小时以内免费，1至3小时内3元；3小时以上0.5小时时加0.5元；无封顶费用。</span><br></p><p><span style="text-wrap: nowrap;">费用机制</span><br></p><p><span style="text-wrap: nowrap;">1、增设停车收费管理设施围蔽的投入费用从该停车场收益优先抵扣；</span><br></p><p><span style="text-wrap: nowrap;">2、停车收费区域共规划有停车位数量226个，经寮步镇资产管理中心、东莞市寮步实业投资集团有限公司测量，属于市政红线外区域面积折合停车位数量为95个，每月向东莞市寮步实业投资集团有限公司支付场地使用费4750元（每个车位50元/月场地使用费），该部分场地使用费每月从该停车场收益中优先支付。</span><br></p><p><span style="text-wrap: nowrap;">3、增设停车收费管理设施围蔽工程投入估算总费用约为人民币27万元（包括7套道闸设备，含控制机、道闸设备、车场软件、摄像机组建、交换机等设备；车场治安监控摄像头，围蔽隔离设施，标识牌等）。投入费用成本回收或扣除后，按该区域停车收入的70%分成纳入业主公共收益、30%分成作为物业公司停车管理收入。</span><br></p><p><span style="text-wrap: nowrap;">诚邀全体业主参与事项表决，期待您的参与。</span></p><p><span style="text-wrap: nowrap;"></span></p><p><br></p><p></p><p style="text-align: left;
