font-family: 宋体;font-size: 16px; line-height: 1.75em;"><strong>三、投票详细描述</strong></p><p style="white-space: normal; font-family: 宋体; font-size: 16px; line-height: 1.75em; text-indent: 2em;"></p><p> 江南世家B13座两台电梯更换的投票，本楼栋于2005年建成至今已有19年之久，该楼栋电梯投入使用已超过19年，东莞市宏远集团物业管理有限公司在管期间通过聘请东莞市振兴快捷电梯有限公司对电梯进行专业维护与日常保养，但因使用年限的问题，该电梯运行中存在开关门异常、困人、坠梯等安全隐患，且无法规避与解决。为排除安全隐患，保障设备正常运行，江南世家服务中心现计划对本楼栋电梯进行更换。现需对电梯更新改造方案进行表决，具体如下：申请长期国债和住宅维修资金对江南世家B13座1#电梯(注册代码: 31104419002006040291)、B13座2#电梯(注册代码: 31104419002006040281)进行更换新电梯，本次涉及范围共46户，涉及建筑面积为5908.52㎡，东莞市宏远集团物业管理有限公司将积极向国家申报老旧电梯维修更换补助项目，旨在争取获得财政支持。一旦长期国债补助申请成功获批，将扣除该笔补贴15万元/台，不足部分将严格遵循住宅专项维修资金的使用流程进行分摊处理，从相关业主个人维修资金账户中核减（无缴纳维修资金业主，江南世家服务中心工作人员届时将上门收取现金）。并委托东莞市宏远集团物业管理有限公司全程跟踪本工程的施工。</p><p> </p><p>方案一：选用“日立电梯”更换新梯 型号MBA，预算金额202900元/台，B13座更换<span style="text-wrap: wrap;">两</span>台，预算总金额405800元。涉及范围共46户，涉及建筑面积为5908.52㎡。申领15万元/台补贴后预算分摊约17.91元/平方米，委托东莞市振兴快捷电梯有限公司施工。</p><p><br></p><p>方案二：选用“快意电梯”更换新梯 型号METIS-BR1，预算金额158000元/台，B13座更换<span style="text-wrap: wrap;">两</span>台，预算总金额316000元。涉及范围共46户，涉及建筑面积为5908.52㎡。申领15万元/台补贴后超出的部分厂家补贴无需业主分摊费用，委托快意电梯股份有限公司施工。</p><p> </p><p>方案三：选用“日芝电梯”更换新梯 型号TKJ，预算金额150500元/台，B13座更换<span style="text-wrap: wrap;">两</span>台，预算总金额301000元。涉及范围共46户，涉及建筑面积为5908.52㎡。申领15万元/台补贴后超出的部分厂家补贴无需业主分摊费用，委托广东日芝电梯有限公司施工。</p><p><br></p><p></p><p style="white-space: normal;
