1.召开业主大会从不少于3家的物业服务企业中直接书面表决选聘；<br/>
2.授权业主委员会委托招标代理机构进行公开招标选聘（招标费用由<br/>
中标企业承担）；<br/>
3.授权业主委员会委托招标代理机构进行邀请招标选聘（招标费用由<br/>
中标企业承担）。<br/>
（三）议题三：是否授权业委会聘请第三方机构对物业近五年财务进行专项<br/>
审计，具体如下：<br/>
聘请持有深圳市财政局颁发的《会计师事务所执业证书》（批准执业文号：<br/>
深财会[2025]1号）的鹏盛会计师事务所作为独立第三方审计机构，对彩生活物<br/>
业近5年（2020年05月1日-2025年04月30日）的物业服务费收支、公共收<br/>
益及专项维修资金使用情况进行全面审计，最终出具加盖事务所公章的法律效力<br/>
审计报告。业委会将组建监督小组全程参与，审计结果依法公示并接受质询。费<br/>
